When it comes to selling your home, it will only sell when a buyer *falls in love with it*. To get the best price for your home everything has to come together well to make that happen. Sadly, a lot of homeowners make mistakes in the rush to sell – below is a list of common mistakes you should try to avoid.

  • Not preparing your home *properly* – No matter where you live it’s important that your house looks at it’s very, VERY best, before it is even looked at by potential buyers. If your home is presented badly that will only result in your home selling for less than it’s worth as buyers just can’t see any reason, any potential to buy. A buyer has to see there is value in the home. To get your home ready for sale some things you can do – which don’t cost a lot, include, cleaning the windows, doing any small maintenance jobs, creating as much light as possible and de-cluttering.

 

  • Choosing the agent with the highest quote – unfortunately homeowners can be *blinded* and will employ a real estate agent who claims their house is worth far more than it really is. Homes will often end up selling for less than they are worth just because they listed their home too high, no one was interested and the property *went stale*. If you can make sure your agent can justify the listing price, have them show you what comparable homes have sold for in the area and make sure that in the end the price you put on your home then makes it the best house in that price range.

 

  • Choosing the agent with the cheapest comission – be careful not to choose the agent with the lowest commission, this can indicate that they really don’t have anything different to offer you and can only compete with other real estate agents on price. It could also mean the agent isn’t very busy, and if an agent isn’t busy – there is probably a good reason for that. Busy agents do more, they make more appointments, meet more people and sell more houses. You are better off paying a higher fee and in return receiving excellent marketing, great support, expert advice and exposure to more potential buyers.

 

  • Don’t work against your agent – when you have chosen an agent you trust don’t interfere, they know what they are doing, you are paying for their skills, work WITH them. The only way to get the best price possible for your home is to follow up on any advice or suggestions they have given you

  • No record of buyers – ask your agent how many buyers they can expose your home to. All agents say they have buyers waiting but that could be just 2 or over 200 – ask them to explain how they have accumulated these buyers and how they communicate with them.

 

  • Limiting the advertising of your property to get the best results you need to give yourself an advantage – you need to reach any and all prospective buyers – you need to let people know your house is for sale. This doesn’t have to end up costing you an arm and a leg. Where you advertise is important, have your agents put your advertising budget into local advertising – this is where most of your potential buyers will come from.

 

  • No – FOR SALE signs – when you want to sell your home, have the agent put up a *For Sale* sign. Don’t fall into the trap of not wanting to *let the neighbours know*, after all you are leaving, so they won’t be your neighbours for long anyway. By not having a sign up, you are limiting your exposure to prospective buyers.

 

  • Auction – yes or no? – Don’t be talked into an auction unless your home is hard to price, irresistible or really unique. Auctions reduce your buyers to *cash only* which may reduce a small number of potential buyers to an even smaller number.

 

  • Selling with a tenant – Of course if you are selling an investment property it can be hard to sell without tenants. When selling an investment property, it is tempting to keep the tenant on – it’s making you money, but it can end up costing you money. Tenanted properties don’t always present well – tenants aren’t going to worry about keeping YOUR HOUSE neat and tidy, plus it can be restrictive for potential buyers to take a look. If your lease is almost up, have the tenants move out and then you can have your property looking like a million dollars.

Why are dimples desirable?

Dimples are caused by a birth defect where there is a weakness or shortening within the cheek muscles, causing additional layers of skin to crinkle. The depressions caused by dimples are usually only visible when the muscles pull back into a smile.

Dimples are now often seen as cute and desirable because they emphasise and broaden the appearance of the person’s smile or grin.

Just think about some of the most memorable celebrity smiles: Kirsten Dunst, Jennifer Garner, Miranda Kerr, Adam Levine, Joseph Gordon-Levitt, Hugh Jackman and Brad Pitt all sport cute dimples when they smile.

How can I get dimples?

Aside from being born with the dimple(s), reputable plastic surgeons can make some simple incisions and tweaks to create natural looking dimples using a procedure called dimpleplasty.

What happens during dimpleplasty?

If you choose to have dimpleplasty, then your surgeon will work with you to help select the best location. Some patients prefer to have just one dimple, while others will choose a symmetrical appearance.

Once you’ve selected your look, your surgeon will put you under local anaesthesia to numb the cheek tissue.

Making small incisions from the inside of the cheeks, your surgeon will remove a small amount of fat, tissue and muscle. Dissolvable sutures will then be inserted to draw together the incision and create the foundation for the dimple.

How long does it take?

Dimpleplasty is an incredibly fast and effective procedure that can be completed in as little as 30 minutes in a clinic setting.

Is dimpleplasty permanent?

In most cases, yes, dimpleplasty is permanent.

What happens after the procedure?

Immediately following the procedure, patients will notice a slight concave dimple on the outside of the cheek while the tissue heals. This dimple will soon fade to only reappear during talking, chewing and smiling.

Recovery wise, patients will experience some localised swelling and bruising, and will be prescribed pain and antibiotic medications and mouth washes to ensure a speedy recovery. It is advisable that patients avoid hard and spicy foods during this time.

How soon will I see results?

Patients will see immediate results after the procedure, and the best part being that most patients can return to normal duties the following day.

As the tissue heals, patients generally report that they see more natural looking dimple results two weeks after surgery.

What are the risks?

There are few risks associated with dimpleplasty, but you should be mindful that not all patients are able to get this procedure done.

Some types of skin are more prone to extensive scarring, while ill health and lifestyle factors can make surgery impractical.

Following surgery, patients need to be aware that they may experience:

  • Bleeding from tissue stretching
  • Infections, which can be prevented by using the prescribed antibiotics
  • Nerve damage, which may require additional surgery to repair, and
  • Asymmetry, which can be fixed with subsequent surgeries

 

Can it be reversed?

In many cases, patients can have the dimple reversed through additional surgery. Of course, you will have to speak to your surgeon before embarking on dimpleplasty about the likelihood of having your surgery reversed.

The best step to take if you’re interested in dimpleplasty is to seek out recommendations from family and friends for surgeon referrals. Make sure to only enquire at reputable clinics and always enquire to see portfolios of work to best understand the surgeon’s style and success rates.

Having dental health insurance when it comes to dealing with dental care is one of the best options to help deal with any unexpected dental costs.

You need to work out what the right dental coverage is for you – for your needs, and for your family.

As with pretty much everything else private dental coverage isn’t a *one size fits all* solution, you need to pick the right plan for you from the start. If you don’t make the right choice you could end up paying hundreds more than you need to, or worse, you could be improperly covered – right when you need it the most.

Today there are just so many plans to choose from with so many different options – and a lot of *fine print* thrown in as well.

Let’s take a closer look –

  • How it works – you won’t be looking for just *dental cover* it will be a part of your whole healthcare package. Basic dental treatments – regular check-ups, cleaning etc. are often covered by your health plan anyway. You will have the option to *add-on* dental extras – you will pay more for the *add-on* (but it will cover you for larger dental procedures). It’s a good idea to review your coverage from time to time so you know it’s still meeting your healthcare needs.
  • Types of coverage and what’s best for you – typically dental coverage is available in one of two ways – general dental and major dental. It varies from one health insurance provider to the next, what is classified as general, or as major varies between health funds.  General Dental usually means annual check -ups, cleaning and fluoride treatments, minor fillings and any type of preventative dental work. As the name suggests – Major Dental covers tooth extractions, crowns, bridges, complex fillings and orthodontics. *Cosmetic dental* refers to services that enhance your appearance – dental implants, tooth whitening etc. which are  not strictly necessary, these are not covered by either health funds or by Medicare.

Lots of health funds offer basic levels of cover as standard – additional cover is available as an *extra*. Typically, basic extra’s cover general dental procedures only, while *additional extras* when offered, usually include treatments under both the dental and basic dental care categories.

Should you use a health fund that covers general – or look for a plan that includes general cover + extra cover (for major dental work)?

Choosing the right policy or coverage for you is down to your individual dental coverage needs. For example

Young individuals or couples who have good general health might prefer general coverage, while a family or older people may prefer a plan that provides them with major dental coverage.

If you are young and your teeth are in good oral health there is no need to spend money on a plan that covers you for major dental work. A basic plan that covers you for general dental should be enough, just make sure you use any discounts on preventative dental benefits to keep your teeth in tip top shape.

If you think you may need an expensive procedure at some point in the future then a higher level of cover will cost you more now but will save you money in the long run.

It is hard to choose when there are so many health insurance providers out there, so always do your own research as to what each provider does and doesn’t cover you for and then make your choice based on your own wants and needs.

Consider –

  • Your age – extra dental cover may be necessary as you get older
  • The state of your dental health – some older people have great dental health and younger people have poor dental health, select your coverage based on what you need
  • Your finances – those in a high-income bracket may find that extra coverage isn’t needed
  • The economics of it all – though your dental health may be excellent, you should consider coverage based on the family member with the worst dental health or needs, children requiring braces etc….
  • Look for any *freebies* the health fund is offering – this could be as simple as priority dental appointments which gives you preferential treatment when it comes to seeing a dentist – even if it is an unscheduled visit.
  • Always read that *fine print* what are the annual limits? The lower the limit, the less benefits. Is there a waiting period? Some procedures have a waiting time of 2 months, while to undergo major dental procedures it could be a 12 month wait time. Are there any out-of-pocket expenses? Ask what the differences are between general and major dental procedures, even though you are paying, there will often be out of pocket expenses.

If you are a smoker, you will find that your Doctor will tell you should stop smoking at least 8 weeks before having any form of surgery. If you do smoke you are at risk of complications during and after your surgery. If you continue to smoke leading up to your surgery you are more likely to…

  • Impair the healing of wounds and bones
  • Starve your heart of oxygen
  • Change the breakdown of some drugs in your body
  • Form blood clots in your veins
  • Increase your risk of infection
  • Find it harder to breathe during and after surgery

Why does smoking cause these risks?

it’s the nicotine found in cigarettes that increases your blood pressure and heart rate making your heart work harder so that it needs more oxygen. Carbon monoxide in cigarette smoke competes with the oxygen in your blood making it harder for you to get that oxygen you need for your heart and body. Chemicals in cigarette smoke also makes your blood sticky, thicker and more lightly to form clots. Cilia in your lungs works to keep your lungs clear but the chemicals found in cigarette smoke destroy and paralyse that cilia. Smoking also narrows your airways, increasing the likelihood that airways and air sacs in your lungs will partially collapse making it harder for you to breathe.

Smoking can also alter your immune system which may leave you susceptible to wound and chest infections after surgery. The chances are increased that you will be at risk of a wound infection following surgery, problems with wounds healing, bad scarring and longer healing times. Smoking can also slow down or interfere with the healing of skin, bones and other body tissues. Chemicals found in cigarette smoke also interfere with the rate at which certain drugs break down in your body.

What can you do?

If you can stop smoking at least 8 weeks prior to surgery you can reduce these risks and be more likely to…

  • Not need any further surgery
  • Have a much faster recovery
  • Not need to be placed into intensive care
  • Have better wound healing
  • Spend less time in hospital

By quitting smoking completely is the only way to stop and reverse the damage caused by cigarettes. If you cut down your smoking in the weeks before surgery it still will NOT reduce any of the risks or complications at all. While it’s fine to cut down before giving up smoking completely, the recovery to your body will only start once you stop smoking for good.

After you stop smoking

  • After 24 hours the carbon monoxide and nicotine from cigarettes will be almost gone from your body, even if you stop smoking 12 hours before your surgery it will improve your blood oxygen levels and heart rate.
  • After a week, the cilia in your lungs will have recovered and it can start cleaning the mucus from your lungs.
  • At 2 weeks, you’ll find your throat and the large airways in your lungs will be less reactive which means less issues with your breathing during surgery
  • At 3 weeks, your body’s ability to heal wounds is improving
  • At 4 weeks, while the small airways in your lungs are working better it can take up to 5 months to recover
  • At 6 weeks’ mucus production in your lungs is back to normal which will help your breathing during surgery
  • At 8 weeks, you have lowered your risk of lung complications. Your blood flow will have improved as it’s now less sticky and thick. Your immune system and your body’s response to the aesthetic has also improved. Your risks of any wound complications have improved. None of this is possible if you have continued to smoke in the 8 weeks leading up to your surgery.

Of course, the rate at which you recover also depends on other things – for example if you already have a smoking-related illness.

Following surgery, it’s important that you don’t start smoking again. Even if you have only stopped smoking 12 hours prior to your surgery, you need to allow your body the chance to heal itself and to recover fully. Smoking will hamper your recovery by affecting your blood pressure, by stressing your heart and by reducing oxygen levels in your body tissues and blood which damages your lungs.

Passive smoking

Non-smokers should avoid other people’s tobacco smoke before surgery. Children and adults exposed to tobacco smoke prior to surgery have more breathing difficulties after a general anaesthetic than non-smokers who haven’t been exposed to passive smoking. After surgery, children who have been exposed to tobacco smoke have lower levels of oxygen in their blood.

Have you noticed the tendency to blame all life’s problems on global warming? Our nation is basically a huge island, so we’re more likely than anyone else to worry about the rising sea levels threatening to sink us into the ocean. So it’s not completely unexpected that the increase in ‘salt damp’ would be blamed on global temperature.

But … just because people make an assumption doesn’t necessarily mean it’s true. There are far more terrestrial reasons for the rise in damp, and there are feasible ways to resolve the crisis as well. Rising damp is usually noticed on floors and walls, especially at the base. It appears as staining, cracking, or chipping, and is caused by ground water seeping up through the bottom of your home or apartment.

We don’t physically feel it, but the earth is in constant movement. In some parts of the world, the earth moves in a more noticeable way, and this movement causes hurricanes, typhoons, tsunamis, and earthquakes. But even in places where the movement is less dramatic, the level of the ground does shift, just like the sea level in beach towns.

This shift in the ground level isn’t enough to change your balance or tip your furniture, but it does affect the foundation of buildings. The shift isn’t enough to bring the building down or even harm the floor, but it does make the ground more porous, and as a result, more underground moisture seeps up through the floors and into the walls, causing ‘salt damp’.

 

Buildings are almost always secured with a waterproof layer at ground level, but with time (and with shifting ground levels), this damp-proofing, of course, can deteriorate, wear away, or get damaged, which means it lets more and more groundwater into the building. Sometimes though, the reason for rising damp comes from beneath the damp-proofing layer itself.

In some types of construction, there are open spaces beneath the floor. This depends on the location of the building, the type of soil, or even the intended function of your house or apartment. If these spaces do not get enough air circulation, they will soon become dank and musty due to evaporation of moisture from the soil. This moisture build-up will eventually seep into the floor and start travelling up the walls. Artificial ventilation systems like fans, pipes, and vents can resolve this challenge.

In other cases, buildings have already installed their sub-floor ventilation, but they haven’t checked it in a while. Maybe it was improperly installed, or maybe over time, the system got blocked. All kinds of obstructions can interfere with the ventilation system. It could be bits of debris got lodged in the pipes, or pests and small animals that somehow got stuck down there, or even natural deterioration through rust, dust, and accumulated moisture.

Any and all of these obstructions prevent the sub-floor air circulation system from working properly, and this leads to increased humidity and moisture that eventually works its way up the walls and presents as a rising damp problem.

There are lots of different ways to handle the rising damp issue. The reflex option is to repair the damp-proofing layer. If the damp is rising through a small area, you can patch it with a new waterproof sheet or create a chemical damp-proofing solution and solve the problem that way.

If the problem is on a larger scale, you might need to drain the ground to get rid of excess moisture. This way, there’s less water available, so it’s less likely to rise up the walls of the house or apartment. If your damp issue has arisen from sub-floor ventilation issues, inspect the system thoroughly to remove any obstructions and repair any damage to the pipes, fans and vents.

If your kitchen is a little on the *small side* you don’t have to do anything too drastic – like put your home up for sale and look for a house that has a bigger kitchen, you just need to take a good look at the space you have. Many times, people will find that the kitchen really isn’t that small, it’s just been badly designed. There are quite a few things you can do to turn your small kitchen into a kitchen that you love to work in, simply by making the most of the space you have already.

First, you need to take a look at the bigger picture. In older homes, the kitchen was usually placed in a separate room with a wall that divided it from the hallway and other living areas of the home. This style of kitchen today feels stuffy, claustrophobic and small. If your kitchen is like this you can open it up to the rest of the house – or to the outdoors.

If a wall is separating your kitchen from the hallway you can knock out the wall and install a kitchen island. A good kitchen designer will be able to help you re-design your kitchen layout to maximise all the available space, so you don’t have to lose any storage space.

Knock out a wall and build an *L* shaped kitchen with one side of the *L* facing your dining room. You won’t have to lose any storage space but your kitchen will feel a lot more spacious. Look for a kitchen renovation specialist who also has a builders licence this way they can handle the whole renovation from the removal of the wall to the installation of a new kitchen.

Most kitchens face a window. Perhaps your window is too small? Look at having a larger window installed that will allow more daylight into the room. Modern bi-fold style windows open wide and allow plenty of fresh air to enter the room.

When you have had a chance to look *at the big picture* you may find that there is no reason you must put up with that small kitchen any longer. It is possible to open up a small enclosed kitchen without sacrificing work or storage space, you just need to take a look at the details of your kitchen.

Look at the details!

When you take the time to have a really good look at your kitchen, you would probably be very surprised to see how much space you actually have – and some of that space in your kitchen cupboards and pantry is probably being wasted, often, as much as one-third of the space inside cupboards is wasted.

Take a look inside your drawers. How wide are the storage areas inside the drawers compared to the width of your cupboards? Is there a lot of space between the top of the drawer and your cutlery? There is a solution for both problems. The modern metal drawers of today give you a wider area to use. Have a look at drawer inserts you can buy – these allow you to get much more out of your drawer space.

When it comes to the pantry most homeowners find their pantries lack space – simply down to the design. You will find there is plenty of extra space available –  for example, you can store all your spices in wire baskets hung on your pantry door. If you are renovating – replace your pantry completely for a new one that can be fitted with slide out baskets – which give you fast access to everything you need.

Colour and light

If you choose light colours for the walls and cabinets and daylight can actually enter the room – any kitchen is going to look bigger.

Whatever your budget you can make the most of a small kitchen – if you can’t afford a full renovation, simple ideas such as adding some wire baskets to your drawer are an inexpensive way to make your kitchen work better. For a little more money you can replace old style cupboards with some D.I.Y flat-pack cupboards, or for dark kitchen cupboards, a coat of light paint will help turn your kitchen from dark and dingy into light and bright.

You don’t have to put up with a small kitchen, even making some simple small improvements can help. After all, everyone spends a lot of time in the kitchen, you want to make it an enjoyable place to be.

It can be confusing attending a trade show for the first time, you will see so many different display systems it can be hard to know what’s right for you. Today they are common, it’s rare to see an exhibitor who doesn’t have some form of display system, the reasons are quite simple –

  • Display systems are attractive
  • You can use large format graphics
  • They are light weight

Today we’ll look at portable display systems.

Ten things you should consider before buying a portable display system.

  • WEIGHT – generally portable display systems are light, made from aluminium, they are easily carried by one person.
  • ASSEMBLY – portable display systems such as pop up displays are easy to assemble, you can put them up all by yourself and don’t need a *team of experts* on hand with spanners, wrenches and ladders to assist you. Think of them as a roll up blind – super easy to pull up and to pull down. The graphics on your pull up banner are durable and vibrant and can be easily swapped in or out for your own needs, you may have different graphics for different events and shows, so it’s easy to change to the right graphic for the right event.
  • DESIGNS – endless, when looking for your first pop up display system, ask to see all the different ranges and designs to find not only what suits your advertising needs, but also what suits your budget. You also need to consider what events or shows you will be attending and order banners suitable to the size of your display area and needs – you want potential customers to be able to see you, not just a wall of banners.
  • ACCESSORIES – it’s a good time to look at what other advertising or promotional material you can add, that will match in well with the style of pop-up banner you have chosen, this can be anything from a gazebo or tent through to your advertising brochures.
  • INSTRUCTIONS AND PACKAGING – who hasn’t received instructions for an item purchased that is in *broken English* making it hard to understand what to do next? Make sure any and all instructions you get with any display system are in clear concise English, with – if necessary easily identifiable parts and some good clear pictures. Remember that you may have different staff attending different shows and not everyone will be familiar with how the display system or pop up banner works.
  • GRAPHICS – work closely with your supplier, to choose the right display system and fabric for your needs, once this has been chosen you can work together to choose the right designs, graphics and colours to suit your business and your needs.
  • WARRANTY – it doesn’t matter if you are buying a TV set or a display system, always ask what the manufacturer’s warranty is. You are paying good money for your display system and you want to know there are some *back-ups* in place should something go wrong (manufacturer fault rather than your own fault), are they flexible? You want a supplier who is customer friendly rather than sales friendly.
  • DISTRIBUTOR – You may not have experience in trade shows and while it’s different to marketing trade shows, it can be expensive – especially if you don’t know what you are doing. When you add up the cost of travel, hotels, trade show space, any freebies etc., you want to make sure you have done everything you can to maximise your investment. Your trade show distributor does this for a living so rely on them to get it right, they know what they are doing, listen to them.
  • MANUFACTURER – it goes without saying – choosing the right display systems provider, is important, look for references and feedback, ask those in your business who they would recommend.
  • PRICE – unfortunately it comes down to the length of your arms and the size of your pockets (as they say). You can’t always buy the display system you *want*, if you have a budget you need to be flexible. Price equals – quality, convenience, and design. You’ll find there is a spot where price, value for money and performance of the display system meet your needs and *intersect* – as long as you are getting a product that is affordable and value for money – go for it!
